Facts about Liberty Village

Location:

Libertytown, Maryland: 20 minutes to Frederick; 60 minutes to Baltimore; 75 minutes to Washington DC.


Dates:

“Started” organization -1989; optioned property - 1993; development: 1998-99; first home completed 1999; 18 homes complete - 2004.


Site Area:

Total of 23 acres including meadows and woodland with houses clustered on 8 acres. Borders the 105 acre Libertytown County Park with tennis & basketball courts, baseball diamonds, soccer field, trails and new concession stand and restrooms under construction.


Units:

Currently 18 houses built, 20 additional houses planned; 5 houses have rental rooms or apartments.


Costs:

Initial houses ranged in price from $175,000 - $250,000. Recently a home which originally cost $240,000 sold for $347,000. New homes and lots are currently estimated to have a combined cost from $278,000, depending on unit size, material quality choices, rising construction, land & permit costs.


Community Association:

All owners are members of Liberty Village Community Association (LVCA). Dues are $130 a month at the time of this being published.


Environmental & Sustainable Features:

Clustered pedestrian & handicapped friendly community, rain gardens, preserved wetlands and woodland, butterfly garden, land management plan, community organic vegetable garden and orchard; homes have ground source energy saving heat pumps, insulation upgrades and other energy saving features.


Common House:

Not yet built due to delay occasioned by county sewer moratorium. Activities and meals are held in the Community Room which is in the basement of a home. In good weather meals are often held in the community picnic area.


Future Building:

Frederick County sewer line moratorium has been lifted for the existing 10 vacant lots and taps are available now. When the full moratorium is released, additional homes and the Common House can be built.


Residents:

41 people with 30 adults aged 25 - 82, 6 children aged 1 – 17 years old and 5 young adults age 18 – 24. Nurses, a physical therapist, a nurse midwife, a chemist, engineers, a designer, artists, teachers, an office manager, students, computer professionals, an architect, a hospital administrator, government employees, a budget analyst, a sign language interpreter, a Reiki therapist, a social worker, a physics/engineering lab coordinator, retired people and some very amazing young people live in Liberty Village.


Organization:

Consensus process used to make decisions. Teams are: Community Facilities, Member Services, Marketing, Development, Legal/Finance, Design Review.


Meetings:

Joint meetings of the Liberty Village Community Association (LVCA) and the Liberty Village Limited Partnership (LCPLLP) are held monthly and use consensus process for making decisions.


Community Meals:

Community meals are held 6 – 8 times a month on advance schedule. Community participation in meals is high. Teams with four members cook and clean up. Those who cook plan, provide and pay for the meal so no money is exchanged.


Other Activities:

People at Liberty Village like to get together and celebrate with Movie nights, Game nights, Valentine’s Day, Mothers Day, Fathers Day & Thanksgiving Celebrations, and Picnics on the Fourth of July and Memorial Day. Visit our Activities page for more details.
